Contacted in 2023, the Flux Fire team worked as the dedicated fire protection contractor for The Co-Operative Group’s unique One Angel Square property, providing essential firestopping services to a Manchester City Centre landmark.
About the Project
One Angel Square is the distinctive, award-winning 14-story corporate headquarters of the Co-operative Group, located in the NOMA district of Manchester City Centre.
This building is one of the most iconic high-rise buildings on the Manchester City skyline, providing over 320,000 sq ft of open-plan office space.
The building was first opened by Queen Elizabeth in 2013, and the Building Research Establishment Environmental Assessment Method (BREEAM) organisation declared it “the most environmentally friendly building in the world”, achieving a score of 95.16% – the highest score ever awarded at the time.
Flux Fire Protection were engaged in 2023 as a passive fire protection contractor to carry out a fire compartmentation survey on the existing building following building alterations and service adaptations, and were subsequently instructed to carry out all necessary firestopping installations to ensure the building remained compliant with the Building Regulations Approved Document B.
Key objectives identified at instruction:
- Inspecting the building for breaches in fire-rated compartment walls, floors and risers
- Completing a Flux Fireline Audit to identify required firestopping seals to service voids
- Installation of suitable cavity fire barriers
- Formation of intermediary fire-rated floors to each service riser where required
Services Provided
- Fire compartmentation survey
- Ceiling cavity fire barriers
- Firestopping seals
- Fire-rated compound poured and cast
Our Approach
During the course of the project, our team of expert firestopping professionals surveyed the site diligently and sensitively in a live, occupied and tenanted environment.
Reporting all findings on our thorough Onetrace site reports, the Flux Fire team recorded identified service voids with photos, using geo-location pins on the fire strategy drawings where identified for reference, with dimensions measured, materials scoped and defined.
All necessary firestopping work was then quoted to the client along with the handover of the Onetrace site report and Flux Fireline Audit Report.
The client instructed the works, and Flux Fire attended the site, working in a live environment where possible in a controlled manner, and out of hours where necessary for louder, more intrusive works so as not to disrupt the occupants of the building during normal working hours.
The Result
Our team of firestopping experts were able to deliver all the required works for this iconic Manchester project on time, within the allocated budget, and to the highest levels of quality and compliance with UK Building Regulations. Installation was completed in accordance with necessary product manufacturer-tested details, and all details were recorded in accordance with the Government Golden Thread.
The works completed at the One Angel Square location ensure that both the property and its occupants are protected in the event of a fire, giving enough time for evacuation and limiting the damage fire can cause.
