The Flux Fire team were contacted to provide their expert firestopping services for an iconic Leeds City Centre property, working in partnership with a notable regional Main Contractor, CNG.
About the Project
The Electric Press in Leeds houses Carriageworks Theatre, Be At One, Catherine’s Place, Red Chilli, Revolution, Tavernaki, and more. Accommodating this wide array of drinking, dining, and dancing venues, a theatre and a contemporary music space, The Electric Press truly encapsulates the heart of Leeds City Centre’s social and nightlife.
Key objectives identified at instruction:
- Flux Fire Protection were instructed by Construction North Group (CNG) to carry out a fire compartmentation survey.
- Assessing any breaches in the building's lines of compartmentation in accordance with the fire strategy plan.
- Attending the site and carrying out a diligent inspection of all service breaches between walls and fire-rated walls, typically caused by existing services or from recent refurbishment works.
Services Provided
Flux Fire produced a Fireline Audit Report – also known as a firestopping survey – proposing a scope of works for passive fire protection remediation techniques to bring the property back up to Building Regulation standards. These works were required following the fit-out works carried out and before handover and occupancy of the end client.
We then worked during the construction programme alongside other trades, notably the M&E subcontractors and the dryliners, to carry out all firestopping works, including:
- Installing Quelstop fire batt QB50 and Quelstop Intumescent Acrylic Mastic Sealant
- Quelstop High Pressure Exerting Graphite (HPE)
- Intuwrap Intumescent Pipe Wrap to service penetrations
- Linear gap seals
- Head of wall void seals
- Trapezoidal infills
- Putty pad installations and the like, using Quelfire products
Our Approach
Alongside this scope of work, Flux Fire also carried out intumescent coatings to the structural steelwork to provide 60 minutes of fire protection. Usually, these fireproof paints are spray-applied. However, considering the logistics of this project and working alongside others in a live environment, hand application was adopted, using Tremco Nullifire’s SC802 and SC804 water-based intumescent paints, with a Carbothane 134 HP topcoat.
